First Home Buyers in Melbourne: How to Navigate Price Guides and Real Estate Agents?

We’re first home buyers looking to purchase a property in Melbourne, and it’s been… an experience. Every property we’ve looked at has a price guide, but it feels like real estate agents are always pushing us towards the higher end of the range (no surprise there).

One agent literally told us not to bother putting in an offer at the lower end of the guide because “that’s not what the seller wants.”

So, we’re curious:

  1. If we still put in an offer at the lower end of the price guide, are agents legally required to forward it to the seller?
  2. Any tips on navigating this process as first home buyers?
  3. Is it even worth trusting anything an agent says, or should we take it all with a grain of salt?
