Sba7a loan to a newish franchise
I am trying to secure a sba7a loan for a franchise and have now been told by 3 separate banks that they would not be able to go forward as the franchise is not on the sba “approved franchise list”. I have researched this quite a bit and everything I have read has stated that the sba stopped maintaining the list in 2023 and that they removed the references to its requirements from their SOP, basically leaving the decision up to the lenders. My SBDC advisor brought this problem up too when we first started talking months ago and I brought up what I had read and he basically said he would look into it but it was news to him (he used to be a lender like 5 years back so I just chalked it up to him being a bit out of the loop). I really wanted to avoid using the sba if possible so our conversations shifted and he never got back to me with more info either. I was recently denied by the only bank I was working with after months of being led on by a banker (who turned out to be much less important or capable of making decisions than him implied) who assured me my deal was good for traditional lending only to have the rug pulled when he finally took the deal to his upper management and presented it to them without letting me give the pitch and explain the details. So now I’m back to square one calling regional banks trying to get someone to bite on an sba7a loan. I’m putting up 100k and asking 225k for a business with 215k (retail value but decent resell value) in hard asset collateral, 50% margins and ~220k first year revenue, service business. With SBA backing this business is very low risk for a lender but I just keep getting told no before even getting into the pitch phase due to it being not on the franchise list. Am I just having bad luck and talking to the wrong banks/bankers? Why are the bankers gatekeeping their sba experts and not just letting me speak directly to them instead of playing slow middleman and trying to relay messages back and forth? Are these bank policies that they like have their own internal franchise lists now? Are they just still using the old one from 2023? I would be the 7th franchise location so it’s not like a brand new company but they didn’t really start franchising till 2023 and have since been expanding.
Any advice would be helpful.
